- Is there a rental application fee?
Yes – $70 per person for all those over 18, living in the home.
- The initial upfront lease option fee $1000.00 is refundable if the applicants are denied occupancy?
Yes – $1000 is refundable if denied. If approved, this becomes part of and contributes to the full lease purchase fee, due at attorney signing. Which goes toward your purchase price when you execute your option to purchase the home.
- Can I pay the attorney fee in cash?
No, you must make application, lease option and attorney fee in cashier’s checks.
- Do I need closing costs now?
No, the attorney fee is for signing rental/lease purchase documents. There is no closing until you obtain a bank loan.
- Is there an ACH withdrawal set up for my rent payment to make it easy?
Yes –Set-up fee of $75.00 to set-up auto-withdraw of monthly rent. Plus a $20.00 per month fee to perform this task. This is set up at the time you sign with the attorney. This would be a total each month of Rent, $20 monthly service fee and utilities.
- Can I opt to use Rental Kharma to have you report my timely payments, if I choose to opt for this?
Yes, Rental Kharma or any other service you would like to use that would allow us to report your good & timely payments to assist you in building your credit.
- Is there a “lease option fee” to be paid up front at the commencement of the lease?
Yes your lease option fee goes toward your purchases price when you execute your lease option. If you do not execute it becomes non-refundable.
- Can I still get into the home if I don’t have the full lease option fee?
Yes, anything less than required lease option fee equals no credit at closing.
- I have up to 2.5 years (30 months) to purchase home?
Yes – Guaranteed purchase price up to the term of the home. This is usually 2.5 years. You can purchase at any time after 1 year and 1 day, up until that 2.5 year time period, no pre-payment penalty.
- Does any portion of the monthly rent go toward the principal amount?
No. You want to be counting the months until you no longer have to pay rent. This is an incentive for you to do the work to become a home owner.
- What happens if we cannot secure a mortgage within the 30 month timeframe?
If you can not get a mortgage, there maybe a 1x option to extend your lease for a fee. Your rent and purchase price will increase to the current market.
- Is KEBREA Holding LLC a property management company and who we will call during the lease for repairs and issues?
No, with a Rent To Own – the tenant buyer cares & takes care of the home. They care for repairs/maintenance. Paperwork does indicate if there is anything catastrophic and wide spread throughout the region that occurs over $250 we will come in and take care of it and add the cost to the purchase price.
- Do you have a copy of the lease we could review and associated documents pertaining to the purchase?
Yes – Potential Tenant Buyer receives blank copies of all documents they will sign at attorneys office, for their review, prior to signing. We request you see the home and go through background to ensure it’s a good fit for both of us. Paperwork is an attorney reviewed rental agreement; purchase option agreement guaranteeing purchase price & term, general release and repair acknowledgement, lead/radon/arsenic/mold addendum, addendum indicating you will work toward getting yourself mortgage ready.
- Can this property be simply rented with a traditional one year lease?
No, The owners do this for the purpose of helping people who otherwise cannot obtain a bank loan today, providing you the time you need to do what you need to do, and to gain Home Ownership.
- Is first month’s rent payment due at signing?
Yes – any prorated rent is due at time of signing. The first of the month full rent is due.
- Is there a security deposit due?
No – Therefore, there is no first month; last month & security deposit required. There is a lease option fee due at time of signing.
- Is there a Pet deposit?
Yes – A pet deposit of $500.00 for a maximum of 2 pets is required.This pet deposit is fully refundable if it is determined that there was no damage caused by said pets on this agreement to the property.
- Can I paint, decorate and change the home to make it my own?
Yes – please make the home comfortable for yourself and your family. We do ask that you do not remove any load bearing walls, or change the roof line structurally on the home until you own it.
